Buyer Side Services
  • Ensure all required signatures and disclosures on the Offer to Purchase and are other required documents are obtained.

  • Compile and verify all documentation needed to meet broker file compliance standards.

  • Collect signed copies of due diligence and earnest money acknowledgments.

  • Distribute executed paperwork to the client, lender, and attorney.

  • Maintain consistent communication with the listing agent, lender, and attorney throughout the process.

  • Order and schedule all necessary inspections.

  • Track and add key dates to the calendar, including inspections, due diligence, walk-through, and closing.

  • Send the client’s attorney information sheet and confirm completion.

  • Ensure the appraisal is completed prior to the end of due diligence.

  • Draft and send repair requests and contract amendments for client electronic signatures; confirm execution prior to due diligence.

  • Obtain repair receipts from the listing agent and distribute as needed.

  • Order home warranty (if applicable) and forward invoice to the attorney’s office.

  • Obtain utility information from the listing agent.

  • Arrange the closing appointment and provide the buyer with instructions and office directions.

  • Review the Closing Disclosure/HUD for accuracy - final approval by agent required before sending to client for signatures.
